Commercial HVAC Buying FAQ: Gree Distributor, Air Filters, Blower Motors, and More

I'm the office administrator for a 180-person engineering firm. I manage facilities and operations purchasing—roughly $240,000 annually across 14 vendors. I report to both operations and finance, so my questions are usually about invoices, warranties, and whether the equipment actually works. I'm not an HVAC engineer. But I've processed 70+ orders a year since 2020, and I've learned where the traps are.

These are the questions I get from facility managers, contractors, and other admin buyers. Short answers, no fluff.

  • How do I choose a reliable Gree distributor?
  • What should I know before buying a Gree air filter?
  • What is a blower motor?
  • Are cordless leaf blowers worth it for facility maintenance?
  • What is a Bendix air dryer, and do we need one?
  • How do I compare HVAC quotes when the lowest price looks best?
  • What does the FTC say about energy-saving claims?
  • What procurement process mistake should we fix first?

How do I choose a reliable Gree distributor?

Start with authorization, not just price. A real Gree distributor can confirm warranty registration, provide commercial references, and supply proper invoices. Here's something vendors won't tell you: the first quote is rarely the final cost for a commercial job. It often omits crane fees, electrical work, commissioning, and filter startup kits.

In 2022, I assumed a low online quote for Gree equipment came with the same support as our regular distributor. Didn't verify. Turned out the reseller couldn't register the warranty. We paid $1,800 out of pocket for a replacement part. Now I ask three questions before any order: Can you invoice net 30? Can you register the warranty? Who handles parts in year three? That's it.

What should I know before buying a Gree air filter?

Gree air filters are not universal. You need the exact model and sometimes the serial number. Aftermarket filters often say 'compatible,' but compatibility can mean it fits physically—not that it performs the same. I assumed 'same size' meant same airflow. Didn't verify. Turned out the cheap filter had a higher pressure drop, and the unit cycled more. Not ideal.

Check MERV rating, dimensions, and pressure drop. If you're buying for a commercial Gree unit, ask your distributor for the OEM spec. The $12 filter that saves $4 can cost you more in fan energy and service calls. What most people don't realize is that filters are one of the few parts where the wrong spec shows up on your electric bill.

What is a blower motor?

A blower motor moves air. In an HVAC air handler or furnace, it's the motor that pushes conditioned air through the ductwork. In a cordless leaf blower, it's the motor that spins the impeller and creates the air blast. Same basic job, different housing.

In commercial HVAC, blower motors can be fixed-speed or variable-speed. Variable-speed motors (often ECM) can adjust airflow based on demand. That can help with comfort and efficiency, but it depends on the system and controls. If a blower motor fails, you get weak airflow or no airflow. Don't assume all blower motors are interchangeable—match voltage, horsepower, rotation, and mounting. I learned that after a $600 restocking fee on a wrong motor. Ouch.

Are cordless leaf blowers worth it for facility maintenance?

For small lots, sidewalks, and entryways, yes. For large properties with wet leaves, probably not. The sticker price is tempting. The battery platform is the real cost. We bought two budget cordless leaf blowers in 2023. Batteries died after one season. Replacement batteries cost almost as much as the blowers.

If you're buying, compare runtime per charge, air volume (CFM), and whether batteries share a platform with your other tools. A $199 blower with a proprietary battery can cost more over three years than a $299 blower on a platform you already use. From experience, the cheapest option is rarely the lowest total cost.

What is a Bendix air dryer, and do we need one?

A Bendix air dryer is not HVAC. It's for heavy-duty air brake systems. It removes moisture and contaminants from compressed air so brake valves and air lines don't corrode or freeze. If your company runs trucks, buses, or trailers with air brakes, you need one—and you need to replace the desiccant cartridge on schedule.

Don't confuse it with a compressed-air dryer for a shop. They do similar work, but Bendix units are built for vehicle brake systems and specific pressure cycles. We added two trucks to our fleet in 2024. The first service quote didn't include the air dryer cartridge. That line item showed up later—$310 per truck. Now I ask for the full preventive maintenance schedule before approving a fleet purchase.

How do I compare HVAC quotes when the lowest price looks best?

Use total cost of ownership, not unit price. Add installation, commissioning, filters, maintenance, expected energy use, downtime, and warranty labor. The lowest quote often has the most exclusions. In 2023, a low bid for a commercial split system looked $2,000 cheaper. It didn't include the crane, the electrical disconnect, or the condensate pump. Those change orders added $4,500.

My rule: if a quote is more than 15% below the others, read every exclusion line. Ask what happens if the existing ductwork can't handle the static pressure. Ask who pays for the first filter set. Simple. The lowest price isn't a strategy. It's a starting point.

What does the FTC say about energy-saving claims?

Energy-saving claims need evidence. The Federal Trade Commission has guidelines that require advertising claims to be truthful, not misleading, and substantiated. That applies to HVAC marketing too.

Per FTC advertising guidelines: claims must be truthful and not misleading, substantiated with evidence, and clear about endorsements. Source: ftc.gov/business-guidance/advertising-marketing. As of January 2025.

For commercial HVAC, actual savings depend on climate, building load, installation quality, setpoints, and maintenance. Gree inverter models can modulate capacity, which may improve efficiency under part-load conditions. But I do not accept vague 'up to 40% savings' language without a site-specific calculation. Neither should you.

What procurement process mistake should we fix first?

No formal warranty registration process. We didn't have one. Cost us when a blower motor failed at 13 months and we couldn't find the startup sheet. The manufacturer covered the part but not the labor—because we couldn't prove proper commissioning. That was a $900 lesson.

Now we log serial numbers, startup sheets, invoices, and filter sizes in one folder per unit. It takes 10 minutes. The third time we lost paperwork, I finally created a checklist. Should have done it after the first time. If you manage Gree equipment or any commercial HVAC, start there.
